What is a Land Promotion Agreement?
A Land Promotion Agreement is a legal structure whereby we would pay all the costs of securing a high quality planning permission on your land in return for an agreed share of the sales receipt achieved when the site is sold to a developer.
Why choose a Land Promotion Agreement?
Obtaining planning permission is a complex and costly process, however, ensuring the consented scheme meets the requirements of the developer market is vitally important to maximise value and saleability.
Successful development schemes can only be achieved by fully understanding all of the constraints and opportunities for a particular site, including the commerciality of the project, the design solution, local market need, planning constraints, and suitable legal structure.
The land market is saturated with unviable, unbuildable schemes which have been blighted by a sub-optimal planning consent. Whilst conventional wisdom states obtaining planning consent yields greatest value, if the consent is not driven by market need and commercial nous, land owners often find themselves stuck with unsellable site.
A Land Promotion Agreement cuts through any uncertainty and ambiguity around this and offers a clear, tangible and transparent contract which aligns both parties from inception through to sale to deliver maximum, deliverable value.
